Step 1: Determine the Area You’re Insulating
Most homes have multiple insulation zones, such as attics, crawl spaces, walls or garages. Start by measuring the square footage of each area. For example, insulating a 1,000 sq. ft. attic will cost differently than 500 sq. ft. of exterior wall.

Open cell spray foam generally costs between $0.45–$0.75 per board foot. Closed-cell spray foam runs higher, often $1.00–$2.00 per board foot. For instance, 1,000 sq. ft. of closed-cell foam at 3 inches would be 3,000 board feet. At $1.25 per board foot, you’re looking at $3,750.

Insulation must meet state and national building codes such as the 2021 IRC, IBC building code and the international residential code. These codes often require specific R-values or fire retardant coatings. A thermal barrier may be required in certain areas, such as garages, crawl spaces or attics that are accessible or occupied. This can add cost, depending on the type of coating and installation complexity.

Including materials and standard installation, total spray foam insulation cost usually lands between $1.50 to $4.00 per sq. ft. Open-cell is on the lower end; closed-cell foam insulation with thick application and added air sealing can be on the higher end.
